Standard Operating Procedure

Admission & Onboarding

Before check-in, the following must be completed:

  • Submit ID proof

    • Students: University ID

    • Working professionals: Employment letter

  • Provide 2 passport-size photographs

  • Submit signed rental agreement

  • Submit guardian consent form

Property & Stay Details

Property Address: Furkating Chari Ali, Golaghat-Merapani Road (Near Chari Ali Masjid), Furkating 785610, Golaghat, Assam

Furnishings & amenities provided

  • Bed, mattress, wardrobe, study table

  • Private lockers with keys

  • Lights / Fans / Geyser

  • Wi‑Fi access

  • Power backup (lights only)

  • Access to common areas (as permitted)

Term of Stay

  • Notice Period: 30 days (either party)

  • Lock-in Period: 6 months, early exit will result in forfeiture of the security deposit

  • Non-tenancy clause

Fees & Payments

  • Monthly Rent: Payable in advance by the 5th of every month inclusive of any optional services availed

  • Security Deposit: 1.5 month’s rent (2 months rent for group reservations) that is refundable 1 month after exit (subject to deductions and pending penalties)

  • Utilities Covered:

    • Electricity

    • Water

    • Wi-Fi

    • Housekeeping

  • Late Fee: ₹ 75 per day after due date

Access Control & Security

  • Entry and exit logs are maintained (digital or manual)

  • CCTV is installed in common areas only (no private spaces)

  • Residents give written consent for CCTV monitoring for safety

  • All visitors must register with valid government ID

Timings & Curfew

  • Curfew: 8:00 PM – 6:00 AM (strictly enforced)

  • Main Gate Opening: 6:00 AM

  • Main Gate Closing: 8:00 PM


Late Entry Rules:

  • Allowed only in genuine emergencies

  • Requires prior written approval from management and guardian


Penalty Structure:

  • 1st violation: Written warning

  • 2nd violation: ₹250 fine

  • 3rd violation: ₹750 fine

  • Repeated violations: Termination

House Rules & Conduct

  • Quiet hours: 9:00 PM – 5:00 AM

  • Alcohol: Strictly prohibited

  • Smoking: Not allowed anywhere on the premises

  • Illegal substances: Strictly prohibited

  • Residents must behave respectfully toward others


Any behaviour that disturbs others or compromises safety may result in immediate action.

Visitor Policy

  • Valid government ID for all visitors mandatory

  • Visitors allowed only between 10:00 AM – 6:00 PM

  • No overnight visitors permitted under any circumstances

  • Visitors restricted to common areas only

Housekeeping & Maintenance

  • Common areas cleaned: Minimum 3 times per week

  • Room cleaning: Minimum once per week

  • Residents must report maintenance issues immediately

Safety & Emergency Protocols

  • Emergency contact numbers displayed prominently

  • Fire exits kept clear at all times

  • First-aid kit available in common area

  • Night warden/security present as applicable

Prohibited Activities

  • Consumption or possession of alcohol or illegal substances

  • Smoking anywhere on the premises

  • Gambling, commercial activities, or harassment of any kind

  • Tampering with CCTV or safety-and-security systems

  • Use of high-power electrical appliances (heaters, coolers, cooking appliances)

Complaints & Grievance Handling

  • Complaints logged via Complaints Box / WhatsApp / Email

  • Resolution timeline: As applicable

Damages & Liabilities

  • Residents are responsible for damages beyond normal wear and tear

  • Repair/replacement costs will be deducted from the deposit

  • Management is not responsible for loss of personal belongings

  • Damage to security systems may lead to penalties or legal action

Exit & Checkout Procedure

  • 30-day notice mandatory

  • Room inspection conducted before deposit refund

  • Deductions (if any) communicated transparently

  • Refunds issued to resident’s bank account after 30 days

Termination Policy

The management reserves the right to terminate the agreement immediately in case of:

  • Repeated violation of SOP, curfew, or house rules

  • Non-payment of rent or penalties after warnings

  • Illegal, unsafe, or immoral activities

  • Misconduct affecting safety or reputation


Note: The management reserves the right to amend or update the terms and conditions at any time, as deemed necessary based on prevailing circumstances.
